Referral Chase: how a referral gets worked until it closes

This is the full program, the way it actually runs. Ten steps carry a referral from the moment a need shows up to the moment closing pays everyone — and around those steps, every referral is also worked in every channel at once, so it never sits in one place waiting.

The 10 steps

1

A need shows up. The scan catches a realtor asking for an agent in a metro, or a homeowner asks at the matching desk.

2

We grade it. SOFT, AVERAGE, or GOOD, by how confirmed and ready it is.

3

It routes to ONE agent. The territory holder first, then the next area agent. Never broadcast. GOOD moves in 2 hours, AVERAGE in 8, SOFT in 24.

4

The teaser goes out in their thread. Metro, side, and grade only. No client information, no website link.

5

They sign the standing agreement. 10% finder’s fee to us, signed once, pre-filled, a minute on their phone. No signature, no information.

6

The client information unlocks. In that same thread, the moment the signature lands.

7

We make the introduction. The two agents connect direct.

8

The receiver checks in with us. First contact within 1 business day, then every 14 days and at every change. Two missed check-ins, no new leads.

9

Under contract, title gets the paper. Title company info to us in 3 business days, the agreement to title so the fees ride the settlement.

10

Closing pays everyone. The receiver pays 25% to the agent who brought the client + 10% to us; we invoice off the verified settlement statement. A “didn’t close” gets a county deed check at 90 days.

The surround: every channel at once

The 10 steps are the spine. Around every referral, we also work it in every channel at once:

The program isn’t just the deal steps — it’s the deal steps with an every-channel surround, so a referral never sits in one place waiting. One need, worked from all sides until it closes.

Where the details live

The fees, the routing, and the standing agreement are spelled out on the Agent-to-Agent Referral Program page, and every placement runs on the same written Referral Policies — the finder’s fee is Policy 13.
